Overcoming the Impossible

The transformation of the building was nothing short of miraculous:

• The facade was preserved while the structure was rebuilt.

• A year of excavation created two full levels of underground parking.

• Despite building code limitations, new living space was discovered — and approved.

• Preservation restrictions meant no pools — so a hidden plunge pool was disguised as a “trampoline area.”

• Sukkot functionality was a major focus: three large garden apartments and three spacious penthouses were created with generous sukkah space. Even the middle apartments, without natural balconies, were given innovative porch designs that opened just for the holiday week.

Everything that seemed impossible — from legal permits to hidden square footage to design challenges — was tackled and resolved creatively.

For the buyer, this wasn’t just about investment. It was about love for Israel, deep connection to Jerusalem, and building a family legacy. What started as a dream became a mission. What began as business became deeply personal.

A Dream 12 Years in the Making

Building new construction in the German Colony is no simple feat. Due to the neighborhood’s historical significance and strict preservation regulations, obtaining permits is incredibly challenging. And yet, where others saw obstacles, Capital Invest—the visionary developers behind this project—saw possibility. After more than a decade of meticulous planning and navigating complex bureaucracy, the vision has finally taken form.

• Mati Rosenshine, the celebrated architect behind Jerusalem’s iconic Waldorf Astoria, brought his signature touch of elegance and modern refinement to Hashlosha.

• And from the very beginning, Oren Cohen Group was there—spearheading exclusive marketing, assisting in every stage of the process, and even present for the demolition itself.
